Before you buy, sell or hold, get your numbers and your options in writing. The review is free, it isn't tied to any one developer, and you're under no obligation.

What you get

• Affordability and loan limits. What banks are likely to lend you under TDSR and LTV rules, and how much cash and CPF you need.
• Your funds gap. Stamp duties, downpayment, and the right order to sell and buy if you're moving.
• A shortlist. Resale and new launch options side by side, including who each one doesn't suit.
• Rent and exit. Recent rents for comparable homes, who is likely to buy from you later, and timing around Seller's Stamp Duty.
• The building. Maintenance fees, sinking fund and how the estate is run, checked by someone who managed condo estates for 10+ years.

How it works

1. Tell me your situation. A short WhatsApp chat about your budget, timeline and what you own now.
2. I prepare your written review. Your numbers, your shortlist and the trade-offs, in plain English.
3. We go through it together. If it helps, we view the shortlisted homes. You decide, in your own time.
