City condos are bought mostly for rent, convenience and long-term value. What matters most is tenant demand, unit size, maintenance fees and who will buy from you later.
How I judge a city condo
- Tenant pool. Offices, schools and transport within reach, and recent rents for comparable units.
- Unit and layout. Usable space, not just strata area, and whether the unit type rents and resells well.
- Running costs. Maintenance fees, sinking fund and how the estate is managed.
- Exit. The resale pool, the remaining lease and timing around Seller's Stamp Duty.
