Part 5 of 7: Thomson Reserve vs Dunearn House vs Lentor Gardens

Two of these three projects sit one MRT stop apart on the exact same line. Almost nobody comparing them across agent decks realises that. The third is on a different line entirely, with its second confirmed line arriving roughly two years later. That single infrastructure fact reorders the corridor comparison more than any brochure will.

Direct Answer: Thomson Reserve (near Bright Hill, TE7) and Lentor Gardens Residences (Lentor, TE5) sit two stops apart on the Thomson-East Coast Line, with a Cross Island Line interchange confirmed at Bright Hill for 2030. Dunearn House is on the Downtown Line at Sixth Avenue, and its own Cross Island Line station at Turf City isn't expected until around 2032, the longest wait of the three.

What the Market Isn't Telling YouThe angle the showflat won't raise+ Read →− Collapse

Thomson Reserve and Lentor Gardens Residences aren't just "both on the TEL" in a vague marketing sense. They're two stops apart and share the same infrastructure timeline. So a buyer comparing them isn't choosing between two corridor stories. They're choosing two entry points on the same story at very different land costs ($1,178 against $920 psf ppr). Dunearn House tells a different story altogether: it's the first private launch in Turf City, which URA has earmarked for 15,000 to 20,000 homes over 20 to 30 years, a longer and earlier-stage bet than either TEL project. That isn't automatically worse. An early-stage corridor carries more uncertainty but also more room to grow before the story is priced in, a trade a family with a 15-year horizon might reasonably choose.

Which Fits Your Situation

The SingleLentor Gardens ResidencesThe same corridor story as Thomson Reserve at a lower entry price, a sensible trade for a buyer who may not hold 15 years or more.
The Family of TwoDunearn HouseThe earlier-stage Turf City thesis suits a longer 10 to 15 year hold, and the school belt matters more day to day than the MRT line.
The RetireeThomson ReserveThe confirmed 2030 CRL interchange at Bright Hill is the nearest dated catalyst of the three, so less uncertainty over a shorter horizon that suits retirement planning.

Don't compare these three as "TEL corridor vs Bukit Timah" in the abstract. Compare the actual dated catalysts with your own holding period. Thomson Reserve and Lentor Gardens Residences share the 2030 CRL story; the difference is what you pay to be at the more central, larger-scale end of it. Dunearn House is a different bet entirely: a longer runway, an earlier-stage precinct and a real school-belt advantage that has nothing to do with trains.

James's Note · CEA R008385F · PropNex Realty Most buyers comparing these three never put them on the same rail map. Once you do, Thomson Reserve and Lentor Gardens Residences stop looking like two decisions and start looking like one: how much you'll pay for the more central stop on the same line.
